Providing supported housing for older people in a compact three-storey building, Prince Charles House is the first significant demonstrator project for the Cornwall eco-town near St Austell. Achieving a BREEAM ‘outstanding’ rating, it includes green sedum roofs and enough photovoltaics to supply 70% of the building's electricity.

The site is located in the centre of a large community but, with a single access route giving it a secluded character with distant views to the sea. The exemplar project adheres to HAPPI principles and is designed in a contemporary style which uses render, timber, green walls, winter gardens and terraces to create a distinctive facade.
