PRP’s co-living development is the first to be approved in Haringey

Planning permission has been granted by unanimous decision for Haringey Council’s first co-living development. Designed by PRP for client, J Group, the proposed development provides co-living housing with an affordable workspace and improved public realm in Wood Green.

 
Located at 25-27 Clarendon Rd, PRP’s scheme provides 222 co-living studios and a diverse range of high-quality amenity spaces including a gym, screening room, lounges and a dining area that connects to a landscaped courtyard. At the ground level, there is 2,496 sq ft of  affordable workspace offered at 25% below market rates. This vital hub for the community is designed to support local businesses, freelancers, and start-ups, providing state-of-the-art facilities with flexible leasing terms.  


Sustainability is at the core of the proposal. The scheme will achieve a 56% reduction in carbon emissions compared to 2021 Building Regulations, supported by rooftop solar PV panels generating 35kW of renewable energy. Green roofs and landscaped areas contribute to an Urban Greening Factor of 0.4, enhancing biodiversity, air quality, and the urban environment. 


The redevelopment of this site aligns with Haringey’s Local Plan proposals and supports the area’s regeneration aspirations. The proposal’s public realm enhancements will create welcoming outdoor space for the community, improving connectivity and safety.
